Job description

We are currently working in partnership with a Local Council based in Hertfordshire, who are recruiting for a Commercial Property Manager on a temporary three-month contract. The position is due to start immediately, with the potential to go full time. The hourly rate of pay is between £200 - £250 per day via umbrella.

The ideal candidate will have experience managing the performance, maintenance, and financial viability of commercial properties.

Duties will include (but are not limited to):

  • Supervise day-to-day operations of the Council’s diverse commercial properties, ensuring they function smoothly and meet established quality standards
  • Collaborate with property staff to address maintenance needs, repairs and general upkeep, contributing to a safe and inviting environment for tenants and visitors
  • Cultivate and maintain strong relationships with commercial tenants, acting as the main point of contact for inquiries, concerns and requests
  • Manage the end-to-end leasing process for vacant commercial spaces, from marketing and tenant screening to negotiating lease terms and finalising agreements
  • Develop and manage budgets for each commercial property, forecasting and tracking income, expenses and capital expenditures
  • Coordinate rent collection, liaise with credit controllers in the finance department and manage rent arrears along with lease-related financial activities to ensure accurate and timely transactions
  • Coordinate and oversee maintenance and repair activities, liaising with contractors, tenants and internal teams to ensure timely completion and quality workmanship
  • Proactively address property issues to minimise disruptions and maintain property value
  • Experience required:

    • Commercial property experience within Local Authority/Public Sector
    • Proven professional experience in Estates Management

    Skills, knowledge and expertise required:

    • Good knowledge of Landlord and Tenant Legislation
    • Able to deal politely and tactfully with people at all levels face to face and by telephone
    • Ability to employ logic and common sense when problem solving
    • Commercial acumen
