Job description

We are currently working in partnership with a small Housing Association, who are looking to appoint a Major Works Manager on a permanent contract.

This will be a full-time position based in London Bridge and a salary of £57,177 - £60,261 per annum

The ideal candidate will have extensive experience of project managing major works and of analysing stock data and works programming,

Duties will include (but are not limited to):

  • Work with the Head of Property Services to define 2/5/30 year works programmes, using stock condition data, repairs history information and other relevant data sources

  • Prepare consultants briefs and engage specialist firms i.e., structural investigations, concrete condition, roof condition etc.

  • Manage consultants and any direct employees to achieve the best outcomes for residents via including Performance Indicators, Value for Money etc.

  • Undertake project appraisals to ensure selected options achieve regulatory and financial compliance objectives

  • Manage feasibility, pre-construction and works delivery for all Major Works projects

Experience required

  • Significant experience of project managing major works/planned preventative maintenance projects including exercising financial control

  • Experience of managing and delivering construction projects, including an understanding of contract terms and conditions and construction law, contractor payment processes, defects management, claims management and adjudication procedures, contractors and consultant management

Skills, knowledge and expertise required:

  • Understanding of safety requirements in relation to major works building projects

  • Good knowledge of financial planning and monitoring procedures

  • Good understanding of the public sector tender processes, from drafting of a brief to works completion
