Job description

Our client, based in the West Midlands, are recruiting for a Maintenance Surveyor on a full-time, permanent basis.

This position offers an annual salary of £38,223 per annum, a 19% pension contribution and flexible working.

The ideal candidate will have experience of planned programmes of work, contract administration and budgetary management. They must hold a minimum of a HNC or equivalent to be considered.

Duties will include (but are not limited to):

  • Undertaking feasibility studies and stock condition surveys, and preparing specifications and schedule of works for possible remedial works

  • Providing regular updates of expenditure on capital budgets and performance of the services

  • Maintaining financial and statistical records for all capital works including any special projects

  • Monitoring and supervising contractors to ensure an effective and efficient delivery of work/contract

  • Preparing and presenting regular progress and performance of contracts following monthly contract meetings

  • Carrying out pre and post inspections of void properties and preparing detailed schedule of works for contractors, obtaining necessary quotations in accordance with the Corporate Procurement Rules

  • Carrying out surveys of specialist projects/works and compiling information to assist with the preparation of specifications and other contract documents, including measured surveys

  • Leading changes to move towards a more proactive and preventative approach to tackling damp and mould issues

  • Delivering all reactive, void property, service charge, and estate management maintenance activities

Experience required:

  • Experience and knowledge of repairs and maintenance

  • Experience of contract administration

  • Experience of budgetary management

  • Experience of planned programmes of work

  • Experience of Health and Safety –CDM/Asbestos

Skills, knowledge and expertise required:

  • At least 3 years post qualification experience working in a building / surveying environment

  • Knowledge of statutory legislation, financial and contractual regulations

  • Well-developed knowledge of Building Regulations and compliance

  • Knowledge of Contract Procurement

  • Knowledge of Decent Homes Standards

  • Good understanding of Schedule of Rates

  • HNC/Professional qualification in building construction related field and/or related qualification and an additional 2 years post qualification experience of capital contracts and project management or considerable experience in a similar role
